Free check of whether a California home qualifies for a Proposition 8 decline-in-value property tax reduction. Returns a status (qualifies, fair_assessment, not_enough_data, not_residential, window_closed, county_not_served, already_filed, address_not_found, needs_more_info, busy), the current assessment, our opinion of value from recent comparable sales, and the estimated annual savings. When the property qualifies, the result includes a continueToken for start_filing. Checking is free and can only ever lower a tax bill, never raise it.

Start a county filing for a property that qualified in check_property_tax_savings. Prepares the county's own review form and emails a signing link to the OWNER'S email address. The link is never returned here: the owner personally reviews, signs, and pays a flat $29 before anything is filed. Requires the continueToken from a qualifying check (valid 24 hours).

Coarse status of a filing by document id: awaiting_signature, awaiting_payment, filed, delivered, or unknown. Returns no personal information, addresses, or amounts.

概要

Check whether a California home qualifies for a property tax reduction, directly from your AI assistant.

California law (Proposition 8) lets homeowners request a temporary assessment reduction when their home's market value falls below its assessed value, typically after buying near a market peak. Most eligible owners never file. This server lets any agent run that check in seconds and, when a property qualifies, start a filing the owner completes themselves.

Tools

  • check_property_tax_savings — takes a street address, returns whether the property qualifies, the estimated annual savings, the current assessment, our opinion of market value from recent comparable sales, and the county filing deadline. Free, no API key.
  • start_filing — takes the token from a qualifying check plus the owner's name, phone, and email. We prepare the county's own review form and email a signing link to the owner. The agent never receives the link.
  • get_filing_status — coarse progress for a filing: awaiting signature, awaiting payment, filed, delivered. No personal information is returned.

How it works

  1. The agent checks an address. Every check runs the same valuation pipeline as saveproptax.com: recent comparable sales, adjusted per the California State Board of Equalization's published method.
  2. If the property qualifies, the agent starts a filing with the owner's contact details.
  3. The owner receives the signing link by email, reviews the prepared county form, signs, and pays a flat $29.
  4. We file with the County Assessor and report progress until delivery.

The agent never handles the signature or the money. The owner signs and the owner pays.

Honest answers

The check reports unfavorable results as plainly as favorable ones: assessments that look fair, properties we cannot value (vacant land, commercial), closed filing windows, counties we do not serve yet, and properties already filed this year. Checking is free either way, and the comparable sales are the owner's to keep if they would rather file directly with the county at no cost.

Coverage

18 California counties, including Los Angeles, Santa Clara, Alameda, Sacramento, and Contra Costa. Full list at saveproptax.com/counties.
