About Ploti MCP Server

The Ploti MCP Server is the official remote server for Ploti, a real estate research platform. After OAuth sign-in, an assistant can search and filter parcels, research zoning and municipal ordinances, combine map layers, and save maps, tables and files to your Ploti workspace.

Overview

What is Ploti MCP Server?

The Ploti MCP Server is Ploti's official remote MCP server. It gives Claude, ChatGPT, Gemini, Cursor, Claude Code and Codex controlled access to U.S. real estate research: parcels, zoning and ordinances, map layers, and saved maps and tables.

Ploti describes itself as "the real estate data layer for AI". It compiles county and city data such as parcels and owners, zoning, building permits, rezoning votes, tax delinquency, grid capacity and water lines, traces each record to its source, and keeps it current. Teams in land, homebuilding, data centers, brokerage, retail site selection and similar fields use it to answer property questions without downloading datasets or scraping county sites.

How to use Ploti MCP Server?

You need a Ploti account (Ploti offers a 7-day trial) and a client that supports remote MCP servers. Ploti uses OAuth, so you never paste a password or API key into the assistant. When you connect, Ploti opens in your browser; you sign in, choose a workspace and approve the connection.

The server URL is:

https://mcp.ploti.ai/api/mcp

Claude Code

From Ploti's Claude Code guide:

claude mcp add --transport http ploti https://mcp.ploti.ai/api/mcp

Add --scope user to make it available in every project. Then start Claude Code, run /mcp, select ploti and choose Authenticate. You can disconnect later with Clear authentication in the same menu.

Claude Desktop and claude.ai

Open Settings → Connectors → Add custom connector, name it "Ploti" and paste the URL. Click Connect and complete the Ploti sign-in in the browser. Your Claude plan must allow custom connectors.

Cursor

In ~/.cursor/mcp.json:

{
  "mcpServers": {
    "ploti": {
      "url": "https://mcp.ploti.ai/api/mcp"
    }
  }
}

Cursor prompts you to sign in to Ploti the first time the server is used.

VS Code

In .vscode/mcp.json:

{
  "servers": {
    "ploti": {
      "type": "http",
      "url": "https://mcp.ploti.ai/api/mcp"
    }
  }
}

Ploti also publishes guides for ChatGPT, Gemini and Codex.

Key features of Ploti MCP Server

  • Official remote server with OAuth sign-in and per-workspace approval.
  • Parcel search in a named place, filtered by property attributes, with results on a map.
  • Zoning and municipal code questions answered with sources when coverage is available.
  • Spatial analysis that combines parcels with zoning, flood, environmental, transportation and other layers.
  • Durable outputs: checkpoints, live filters, tables, queries, maps and downloadable files saved to your workspace.
  • Interactive map and table panels inside supported chat clients, with export to CSV and "Open in Ploti".
  • The assistant is told which layers are available before analysis; locked datasets are not silently substituted.

Use cases of Ploti MCP Server

  • Land acquisition: "Find every parcel over 10 acres in unincorporated Orange County, Florida zoned for agriculture with an out-of-state owner, and save them as a checkpoint."
  • Risk screening: "Now drop any parcel inside a FEMA flood zone."
  • Ordinance research: "What are the setback rules for billboards in this county?"
  • Site selection: "Compare candidate parcels near I-4 in Polk County by acreage, owner and assessed value."
  • Infrastructure checks: "Is there a water line within half a mile of these parcels?"

Troubleshooting Ploti MCP Server

  • Tools don't appear after adding the server. Complete the OAuth step. In Claude Code, run /mcp, select ploti and choose Authenticate.
  • A dataset is missing from the analysis. Free MCP workspaces can use nationwide U.S. parcel data and ordinance research; other layers in a map area need a paid workspace.
  • The client refuses custom servers. Some assistants require a paid plan or a developer setting for custom MCP servers; check your client's requirements.
  • Results look outdated. Property records and municipal sources can be incomplete or change; Ploti advises verifying important facts with the cited source.

Frequently asked questions

1

Is the Ploti MCP Server official?

Yes. Ploti hosts it at `https://mcp.ploti.ai/api/mcp` and documents it in its MCP guide.

2

How does authentication work?

OAuth. You sign in to Ploti in the browser, choose a workspace and approve access; the assistant only gets access to that workspace.

3

Is it free?

Free Ploti MCP workspaces can use nationwide U.S. parcel data and ordinance research. Paid plans are priced per county (Ploti lists $50 per county per month for the first five) and unlock more datasets.

4

Which clients are supported?

Ploti documents Claude, ChatGPT, Gemini, Cursor, Claude Code and Codex. VS Code works through its standard remote HTTP MCP configuration.

5

Does it cover areas outside the United States?

Ploti's coverage is U.S. counties and county equivalents.

6

Can I revoke access?

Yes. In Claude Code, use **Clear authentication** in the `/mcp` menu; in other clients, disconnect the connector. Ploti's docs also cover revocation in its security and privacy guide.

7

What is the Ploti remote MCP server?

The Ploti remote MCP server is a hosted Model Context Protocol endpoint at https://mcp.ploti.ai/api/mcp, so AI assistants can connect to it without installing or running anything locally.

8

How do I connect to the Ploti MCP server?

Add the endpoint https://mcp.ploti.ai/api/mcp to any MCP-compatible client such as Claude Code, Cursor, or VS Code. The setup snippets on this page configure each client in one step.

9

Does the Ploti MCP server require authentication?

Yes. Ploti uses OAuth: the first time you connect, your MCP client opens a browser window to sign in and authorize access, then reuses the credentials for future sessions.

10

Which transport does the Ploti MCP server use?

Ploti exposes a streamable-http endpoint, the transport used by remote MCP servers and supported by all major MCP clients.
